Really just venting here… I used to swear by Warby Parker, but the last two pairs I bought developed warped lenses after about a year of normal use. I’ve been waiting over six weeks for a replacement pair of glasses, and this whole experience has been a disaster. The pair I received was so scratched up that every time I wipe them, they get worse. They’re now so bad they’re actually messing with my eyesight.
I’ve spent weeks on the phone with their customer service, and all they do is apologize. No solutions, no urgency. I made it clear that I was leaving the country on September 23 for a month, and they promised me I would have my glasses before then. Well, today is the 22nd, and guess what? Still no glasses.
Now I’m stuck. I either risk my vision or spend $400–$500 out of pocket for a new pair I shouldn’t even need. This is insane, unfair, and completely unprofessional.
Warby Parker is quick to sell you on “stylish, affordable” glasses, but when something goes wrong, they leave you stranded. If you value your eyesight, do not trust this company.

That’s the thing about investment, private equity and becoming a public company. Eventually, the need for higher profit margins come due.
The game plan is always offer a superior product and experience at low prices to increase your market share, draw customers from competitors and increase revenue. Once you’ve locked in the customer base, slowly increase prices, increase profit margin and decrease quality and user experience. It’s a repetitive process in this hyper consumeristic, capitalist system we have going.
Look into r/EyewearEnthusiasts for brands that many people follow and have good quality. Not always the cheapest glasses but better than the Luxoittca crap that’s out there.
Also tariffs. That’s the bigger reason for the increases. I personally believe the $95 price point is part psychological and won’t be abandoned.

Don’t get foldable frames… no matter the brand. Think about how many potential failure points you’re adding where you can fold it at the nose, or on the temple arms behind the ear. An accidental twist at the bridge, and you might be without glasses for the day.
True. Curious why brands still make them. I honestly never even used the foldable feature. I only liked the way they looked.

Long time in optical industry. In general, any product that folds is not going to be great. Even at higher price points like RayBan or Persol. We tend to avoid this type of product like the plague. I’d chalk this one up.

I would even consider keeping these frames and getting the lenses replaced elsewhere if possible.
Instead of searching for a similar frame the best thing to do is either keep the current pair and change the lenses or refund the current pair and just order the frame (if that's an option on warby parker)

Welcome to Homer
First time in Alaska and as we pull in to Homer we were greeted by this site. Had my Canon R100 with the 18-45 kit lens on it around my neck just messing around. This is the only photo I kept from this lens, as it just doesn’t impress me in any way but I wanted to give it a chance. It’s cool to know I can still pull a decent photo from it. For editing, I wanted to capture the dreamy and surreal aspect of the place (Homer, Alaska). As a novice, I think I’m very happy with the photo. It also fits along well with most of my keepers from this trip, to a cloudy and misty wonderland

I'm attempting to buy my first home in the South Bend/Mishawaka area before starting grad school at ND this August. I currently have a realtor, pre-approval, and will be flying to SB in a few weeks to house hunt/work out a game plan with my realtor.
I understand the market is pretty "crazy" right now, and can see homes are being listed for wayyyy over their current estimated value, plus many more that have nearly doubled in value over the past few years. However, I also see homes being sold for significantly under asking, which is pretty unheard of where I'm from at the moment, save for all-cash offers.
Basically, as an outsider who has lived in big coastal metropolitan areas, I have my own ideas about what a "crazy" housing market looks like, but that might not be accurate to SB. I just want to hear from some real people about what the process has actually been like here so I know what I'm facing! How long did it take you to buy a place? What sweeteners did you have in your offer? What % did you put down or did you pay in cash? Any places you lost out on and why?
Side note: I don't mean I have my own ideas in a snooty elitist way lol. Just that, for example, my dad has received offers for my tiny 2bd1ba childhood home in the exurbs of Seattle that are nearly 10x what he bought it for in 1992 — and it's not even on the market!
What place on Rush? That's pretty close to my area and don't recall anything recently (year or so) posted. Be interesting to see who has it now if someone I know.

Yeah our city is spotty spotty spotty. You'll see stuff in Mishawaka south of the rr tracks that will look like a steal. You don't know though until you've been there that 3 days out of the week your neighborhood smells like dogfood (this is almost a nostalgic smell for anyone who's lived here for a few decades--it used to be city-wide!) Or you'll find something Northwest along the river and won't realize that it's directly on the landing path of the airport. Good realtor will sort you out though.
I can say is that there's a center of suck at Riley High School (west side of Unite) that will have houses reasonably priced until you visit the neighborhood. If you're looking at a house anywhere near that high school, be careful. Even if it looks like a nice house, I guarantee you it didn't 8 months ago. The farther east you work toward Mishawaka the better it gets, I find Twickenham rd and east of it to be the line for me. But a few places with really cool houses just west of there too if you've got a good stomach.
You'll find small homes around that price between portage Ave and the West back of the river (Riverside). Those are near little neighborhoods there but I already mentioned the air traffic. Still, that's where I look hardest. Probably don't go across to the west side of portage though. Be VERY careful anywhere up and down that road until you see it for yourself.
Neighborhoods west of downtown like Northwest, Lincoln Manor, LaSalle, they're too sketchy for me personally, but everyone has their idea of sketchy I guess. I don't go there much, but it's generally not worth my time. As the adage goes, they don't put Popeye's in nice neighborhoods.
Also in your range is River Park. Again, check it out to test your tolerance, but check the whole thing. Some folks love it, but my mother would faint if I told her I bought a house in River Park.
I'd wish you good luck, but I'm currently shopping for a place sub $150k, so best I have is "may the odds be ever in your favor."
PS: don't even look at 702 Webster St, Mishawaka. I need that basement.

Thanks for the heads up about Riley HS (and the dog food factory near Marian, though I'd already heard and been avoiding that area). I was just scratching my head trying to figure out why a pretty spacious, well-kept house was going for such a low price.
Two blocks south of Ewing, one block or 'best effort of a block' Fellows eastward to across Miami and due south is mostly OK. There are some sketch spots. I'm several blocks south of Riley HS, and no major issues to speak of. Just wouldn't consider anything directly on Fellows as well. Avoid anything west of Fellows to Main until you hit you hit Woodside IMO. At that point, anything back behind Monroe Primary to O'Brian fitness center is decent as well. Also at the very end of High st on the south side, some bad crap tucked in there. Anything directly near Miami Hills Apartments, avoid. Sadly if it wasn't for the Hills, that area could be pretty nice.
If you want an over lay of areas I think are decent for around my neck of the woods, let me know. Might take till Tues to respond as pulling some crazy shifts for the next few days as we are short staffed.
Another area, anywhere along Bryron dr to right behind the Kroger to Ironwood. Have a few buddies that have lived there for years and no issues. 50's style houses and what not. Most are cute and look nice from the outside.
As to your sub 150k hard to say. The house next to me sold 2 years ago for 116k. One of my other buddies was impressed by the Bryron area, paid like 160k a few years ago.
Just took a quick peek at remax and seems everything in the 46614 zip near me is all 'pending'. :/ But the prices are pretty in line with your wants and needs as far as bedrooms go.
Over by the national guard post, there's some really cute houses in there. Not sure what the neighborhood is like. My kids daycare is over that way. I can't say I've heard any issues from the daycare and haven't had any picking up or dropping off the kids.
So it's been a while since I bought, over 10 years now in the Erskine Park area. So no recent experience to share. However, if anything in the area fairly near to me, I could take the dog on a walk and send you some photos.

I'm trying to shoot for a 2 bedroom. I'll be living on my own, and frankly after living in cramped NYC and SF apartments I don't really know what to do with homes that have ample square footage lol. But shoot, I'll take an extra bedroom and fill it with random crap if it means avoiding major repairs!
Lol, yeah, that's basically what we've done. The major repairs: The first house we put a bid on turned out to have knob and tube wiring throughout the house. Some folks aren't bothered by this. We would have wanted all the exposed k&t updated to modern wiring. The house we bought still has k&t inside the walls but all exposed k&t had already been updated besides 1or 2 spots that came up in the inspection and the owner paid an electrician to update those before we moved in. Some of the houses appeared to have problems with their foundations (usually the realtor noticed these I don't think we would have noticed on our own). Some had renovations that were just never completed and were left looking like a construction zone. Many had damp basements with visible staining. There were lots of garages that were falling apart. Uneven flooring. Some just had lots of little projects that would have added up over time but they were more "need to do" projects. We bought a 115 year old house that has lots of projects to be done but they're "want to do" projects (aesthetic as opposed to structural or safety).
I live in River Park and there are pretty regularly places for sale for less than 150K. Lots of cute craftsman and bungalows. Anything East of downtown is considered the “good” neighborhoods and everything west or near the airport are considered “bad”, but that is mostly Indiana racism. There are lots of beautiful historic homes on the west side. Finally, I would recommend considering a garage. I bought a place with a garage for the harsh winters and I will NEVER live anywhere in SB without one now
I love a lot of the homes in River Park, bungalows and cape cods/craftsman styles are definitely my thing! Plus it's a nice short distance from ND. Good note on the garage aspect, definitely don't want 5+ years of midwest winters without one!!

Pretty much. Anywhere on the other side of Mishawaka Ave is still more “south bend-y” and let’s just say more diverse…which makes it better than super homogeneous sunnymede area of river park. It’s like the nosebleed section of a stadium. Way better price point, and way cooler fans.

I've tried to do as much research on different areas, safety, nearby school ratings (I don't have kids yet, but always a perk for when it's time to sell!) and stuff but will definitely need to actually see more of South Bend in-person to get a good grasp of the neighborhoods. All I've seen in person so far is just the ND campus, and lord knows I can't afford much of the immediate area on a graduate stipend 😅
Your be surprised. About 10 min from campus is a neighborhood called river Park. Can definitely find a decent house there for sub 150k. Nice neighborhood too.
